Tile Installation in Live Oak
Live Oak is one of the growing communities northeast of downtown San Antonio, with a mix of homes from the 1970s and 1980s alongside newer construction near Kitty Hawk Road and the IH-35 corridor. The older ranch-style homes in this area often have concrete slab foundations — which is actually a favorable substrate for floor tile when the slab is in good shape. Newer builds sometimes have builder-grade tile that homeowners want to upgrade.
We work on both.

Questions We Hear in Live Oak
My home has a concrete slab — is that good for floor tile?
Generally, yes. Concrete slabs are rigid and don't flex the way wood-framed floors do, which is favorable for tile. The things we check on a slab are flatness (high spots need grinding down, low spots need fill), any cracks (hairline cracks can be treated with a crack isolation membrane), and moisture (slabs without proper vapor barriers can transmit moisture upward). Live Oak's soil conditions mean we do check for slab movement in some areas — we look for evidence of past shifting before setting anything.
Can you upgrade builder-grade tile without a full demo?
It depends on what's there and how it was set. Builder-grade tile is often set adequately but not exceptionally — mortar coverage may be minimal. If it's solid and flat, tiling over it is possible in some situations. If it's hollow in spots or poorly bonded, removal is the right call. We test before we recommend, and we tell you honestly what we find.
Do you work on commercial properties in Live Oak as well as homes?
Yes. We work on both residential and commercial tile projects. Offices, retail spaces, and similar commercial interiors are within our scope. Commercial jobs sometimes involve larger areas and coordination around business hours — we factor that into the planning.
How far in advance do I need to schedule?
It varies by time of year and current workload. For larger projects — a full bathroom retile or a multi-room floor — a few weeks of lead time is helpful. For smaller jobs like a backsplash, we can sometimes fit you in sooner. Call us and we'll give you an honest read on availability.
